30 Day Lease Termination Letter
A rental property is a source of income for property owners. A 30 day lease termination letter is used to notify the property owner or manager that you will be vacating the premises on the date specified in the letter. The notice provides the owner with the opportunity to find another tenant and to schedule the routine cleanup and maintenance needed before renting the property to someone else.
Format and Content
The date is one of the most important aspects of a 30 day lease termination letter. The date should be at least 30 days prior to your move-out date and3 to 5 days to allow for mail delivery. Send the letter by certified mail to prevent any disputes concerning the date the letter was received. The format of the letter should be concise with your intention clearly stated. Include the date you are moving out, your preference date and time for an inspection of the property, your telephone number and your forwarding address.
Sample
This sample letter is written by a tenant who intends to vacate a rental property due to personal reasons. By giving a 30 day notice the renter is complying with the terms of her rental contract. She includes all of the information the property owner needs to send her a refund of her security deposit. She protects her reputation as a good renter by offering to let the landlord show the property to prospective renters while she is still living there.
This letter is to inform you that I will be vacating the property located at 537 Oak Creek Drive on August 30, 2013. As you know, my one-year lease for the property ended on May 31, 2013 and we agreed to switch to a month-to-month contract. When we last spoke, I indicated that I would be leasing the property through the end of December 2013. Since that time, my circumstances have changed and I have no option other than to vacate the property at the end of August.
One week ago, I received notice that the business where I work will be shutting down on August 15, 2013. After careful consideration, I have decided to move back to North Carolina. As stipulated in our contract, you are welcome to show the property to prospective renters during my last month of tenancy. Please give me a 24-hour notice before scheduling a tour of my apartment. I will make every effort to accommodate your need to rent the apartment to someone else and to keep the apartment as organized as possible during the packing process.
I would like to schedule a final walk-through of the property with you on August 29 or August 30. I’m leaving the apartment in very good condition and without any damage other than normal wear and tear. I expect to receive a complete refund of my security deposit according to the terms of our rental agreement. I am submitting this letter to you as my official 30 day notice of my attention to end our lease agreement. If you have any questions you may call me at (555)-555-5555. If you are unable to schedule a walk-through of the property on the dates I suggested I would appreciate a call to schedule a date and time that is convenient for us both. Thank you for trusting me with the care of your rental property. I truly enjoyed living in such a quiet and peaceful neighborhood.
