Tenant Lease Termination Letter

A tenant lease termination letter is used to notify a property owner that a renter will be moving out on a specific date. It is sent 30 days prior to the conclusion of the rental contract or to terminate a lease before the agreed date. The letter notifies the landlord of intention but it does not protect the renter from fees and penalties assessed for breaking the contract.

Format and Content

At minimum, the content should include the date the letter is written, the date the renter will be evacuating the premises, the reason for the termination, and a forwarding address. The tenant least termination letter format should follow a logical flow and clearly state the renter’s intent. If applicable, the letter should include any justifications and evidence for terminating the lease early.

Sample

This tenant least termination letter sample is written by a student who is terminating her lease at the end of her senior year in college. The student shows her respect for her landlord by giving her a 60-day notice. The student is terminating the agreement early but plans to pay the landlord for the full term of the lease.

Dear Mrs. Pitts,

I am writing to inform you that I will be terminating my lease agreement with you effective May 31, 2013. I sincerely appreciate your willingness to rent to students. Before seeing the advertisement for your rental property,I visited several other properties and was turned down at each due to mystatus as a college student. As previously agreed, my rental contract will expire on June 5, 2013. Although I intend to vacate early I will be paying the rent through the term of our agreement.

I have thoroughly enjoyed the last two years I spent living in your rental house. You kept the property very well maintained and responded promptly to each maintenance request. I have done my best to return the favor by keeping the house clean and in good repair. It is my belief that you will find there is very little work that needs to be done before renting the house to someone else.

I will be graduating from college on May 30. I will be taking my finals during the last 2 weeks in May and packing to move during the final week. I would greatly appreciate it if we could schedule the move-out inspection on May 31. This will give me ample time to remove all of my items and to do a final cleaning before I leave. I can give you the keys at this time along with my forwarding address for the return of my security deposit.

Again, thank you for your willingness to give students a safe place to live and to establish a credit record. I will be moving back in with my parents until I find an apartment in Irving, Texas. I will be listing you as my previous landlord on future rental applications. I trust you have been satisfied with me as a tenant and that I can count on you for a good reference.
